The cap rate allows you to measure and compare the property's performance (and potential performance) as an investment compared to other properties, and compared to dissimilar investment opportunities (such as stocks, bonds, precious metals, etc).The cap rate is also the primary determinant of a rental property's value.

I want to see capability and type of debt structure and cap rate return they are seeking to see if it is a long shot or reasonable given market conditions.Time is money so you have to work with buyers that are ready,willing,able, and realistic.Brokers like to work with other brokers because they know most brokers have screened their buyers to perform.

I didn't see photos of the garage on Zillow - obviously someone who was physically there should have figured out there is a garage but a casual Zillow shopper may not know you have one without photos of it.

Then have a sheet called comparisons that I link the metrics of the property evaluation sheets of the individual properties that I am considering and I have a metric that I can compare one property to another and see which one would perform better per dollar invested.
