This is correct and often overlooked....yes, you can in some areas, (unless they have the rule about only working on your own residence), but as Dan has said, you will become the GC yourself.

They can change from street to street, and you wouldn't want to own anything on a street that a great resident doesn't want to live on.My advice would be to take it slow, look at a lot of deals, and always examine 2nd and 3rd order consequences.
