Rent is currently only 500.00/ mo.My insurance agent said because of this unit I need a commercial landlord policy and the price is 200.00 more a month than anticipated.Does anyone have experience with this?

That would need to be specifically addressed in the assignment though.Now it is common that in most real estate transactions that certain fees/expenses are paid for by the buyer (lending fees, half the escrow fee, appraisals, inspections, survey, and attorney fees for the deed of trust) and certain fees/expenses are paid by the seller (title insurance, half the escrow, prorated taxes, prorated rents, deposits, and attorney fees for the deed).Now it is common that in many wholesale transactions, the contract states that the buyer is elected to pay all closing costs.

I need to finish taking care of all the deferred maintenance on my current properties first.How are things going on the house you are working on? 

The provide Force Place Insurance when needed, foreclosure lawyers, recently on of my note paid off, they took care of all paperwork.

Obviously sponsors / GPs have to deal with insurance, property taxes etc ,I would like to know if as an LP one can avail tax deductions for property tax , insurance maintenance etc.

Then I can get title Insurance. 

Tenants renting a duplex care not about the quality of the school and if you don't have school age children a DUPLEX is ABSOLUTELY the BEST TYPE property for someone who does NOT WANT TO RENT and/or a FIRST TIME buyer!
