Unless you have some special knowledge, I suggest focusing on 1st position purchase money loans on single or 1-4 family homes.

Hello everyone,We are new to private lending and am planning to help a relative finance their home purchase in Texas.

When I buy a property  how much can I deduct in average from that purchase for that year or what thing related to that purchase can be deducted.. ( example: the down payment?)

I get the savings on a tradition purchase at the same amount, I just don't understand the seller's position going into the deal.

Purchase price: $188,000 Cash invested: $200,000 Sale price: $234,000 This was a bankruptcy sale.

With $50K, that would be a purchase price of about $250,000 not including closing costs and repairs.
