People do business with people they like, and trust.

We sold at a profit though and the new folks have it as an airbnb with all our stuff in it :)  If we had to pay a manager we would have been losing money.. and to self manage like i said I am just too busy to deal with these there is simply better money for me in other avenues..

My husband and I started bran new business seeking to begin flipping SF properties in the Houston area.

To be honest 15 years into it 3 businesses later and we are still stubbing our toes and refining the way we operate.

Take the proceeds of the sale and use that money to start a side hustle or business that you can get behind.If you want some consistent cashflow and don't want the headache of repairs and maintenance hire a PM...just know you won't make as much and be okay with that.

I won't do any business with companies that have the initials NW.

My thoughts were to make the studios into extended stay for blue collar folk with a modern vibe w/some common area amenities (laundry, vending, & business center) .

I operate an active real estate business under my LLC/S-corp. 

Our rents come in like clockwork and we are able to increase rents annually with the COLA afforded through HUD which makes it a pretty simple business model.  

Trucking is going through a major contraction right now and if self-driving trucks ever become a thing you are out of business.
