I love Swanny’s answer - his drive and passion (I know he just wants you to have the freedom he has) but I also understand your reply - balance and not burning out is important.Here is my opinion.

A 60w bulb used 6 hours a day, every day, will burn about $1.50 a month.If you want to ease your conscience, disclose it to them and reduce the rent $10 a month.

I got burned doing them at 1, so wouldn't, but I was pretty lousy landlord and if that works for you more power to you.  1% works with money as cheap as it is right now if you don't have much maintenance and vacancy cost.The other thing is that your 2% properties are going to be lower end stuff.

We even had to get a commercial architect involved to sign off on all rectifications.Our biggest issue was fire protection & after seeing a local 23 unit recently burn to the ground (cigarette tossed onto mulch) it was justified.

I always assume professional carpet cleaning, replacing any burned out lightbulbs, and a general overall clean are just part of turning over a unit.
