I’m in Phoenix where net migration and employment have been booming.

If you need equity to cover you $200,000 a year long term care then the Bay Area is where you need to be providing you invested in the Bay Area.I've had friends who bailed with their equity after ever boom since the seventies and ALL the younger ones have regretted  the move. 

Now, the areas of the country that go boom & bust very hard (i.e.

@Mike Hern They are still slowly getting repairs done on the east side of Panama city, but the east end of 30a has been booming.

Seems like this is something that is coming up quite a bit as I imagine a lot of people dove into real estate in the boom the last year or 2.

I wonder what is the best strategy of people who want to sell cheap in a booming market like this. 

The economy is just booming, unemployment is low, basically, the opposite of the "buy when there's blood in the streets" mantra.

Congratz Micheal@BrentseehusenGreat point Brent, We (my parents, I was a teenager) are actually kicking ourselves because we invested out there in the 90' and we were so disenchanted with the drive back into LA that we ended up short selling the Joker before the boom and bust of mid/early 2000's.

Seems to me the departments of Real Estate in each state could have a field day busting non licensed so called wholesalers .. they just have to look at the threads  check on someone's profile and boom your busted   LOL... comical really.
