Three days before closing, I was on a client site in Memphis, working 15 hour days to build an integration blue print for our client, while spending every spear moment replying to investor emails, taking calls from the lender, confirming wire transfers, and so on.

If I were in that position, I'd keep things clean and take the commission--there will be lots of deductions from the purchase and closing costs anyway.You may be bold on your deductions but NEVER cheat on your declaration of income.

It also says in large bold letters near the top that 911 is who you call for emergencies like fire, police or medical matters.

Printing money + forbearance to avoid foreclosures + interest rates staying low for atleast 2+ years + a vaccine eventually will make real estate prices higher a year from now not lower. 

By the way these institutional investors will be paying retail for these assets because cash flow is king and the largest payer in the world will be printing loads of money for housing and that player is the US GOVERNMENT!

People leave the front door open and we arrive to find a house full of bugs....I've taken to printing out labels and laminating them, I stick them right on the front door or wherever they need to be to be seen.

I mean the others I known that have gone down this path and got sentenced to prison never made hardly any news print .. except small local papers.. this is as high profile disgrace as I have seen in the industry.
