I couldn’t quite read your screenshot on mobile, but for Marietta, once all inspections are passed, the builder (or their authorized agent) has to go down, pay any fees/balance and get the CO.

Its a sad cruel world when it comes to people losing their homes or getting evicted.. and for those reasons we pretty much stopped buying occupied homes at courthouse.. we snag a few a year.. but not like we used to.Oh and we just found a body in one of our derelict homes in Indy.. been there over a year according to the PO  wholesaler looking to buy it found the remains.. risk of being a wholesaler..

I currently have one rental property (primary residence turned rental) and this will be my true investment property purchase and wanted to make sure I'm on the right track.Anyway, my agent who is also a builder/investor is selling his 3 years old duplex (1450 sq ft, 3bd/2ba per unit) , built ground up with all new/relatively high end amenities (tiled bath, quartz tops, custom kitchen, laminate everywhere).

Campbell,From an Insurance Standpoint, if you are flipping a house, generally the coverage will be a Renovation Builders Risk and General Liability policy.
