A suburban strip mall that provides needed local services (e.g. dry cleaner, nail salon, variety store, coffee shop) is going to be much more stable then a declining neighborhood which can only attract payday loan & burner phone stores (how many of these do you need per block!).

Location map used Delorme Street map data from 2009 (since then a new overpass/exit was constructed from the interstate that passes 1 block from our building to provide quick access to the highway which dramatically affects its location considerations.4.

Our portfolio also was based on BRRR and we were self managing and thoroughly enjoyed once we finished the property only to have our new tenants put baby potatoes down the drain or block the toilet or break the washing machine only to spend a Saturday or Sunday trying to get someone to fix it.
