With 8 years under your belt, you have a strong foundation to really level up your income. 

:)But once you have a ton of experience under your belt, you don't need an agent (although it can still be convenient to have one).

I would advise your to put find a good handyman that you like and trust, buying one home with 15-20% down, learning all the local landlord-tenant laws for yourself, and getting 6 months under your belt before buying another home.Don't forget to reserve as much as you can.

luckily I am very fortunate and if anything else my mother has a house with acreage in Arroyo Grande that she would let me rent for $2500 that would be perfect for breeding dogs as she has a green belt all around her.
