There is also a shop that is 24' X 40 ' sq ft with RV gate - the shop was used for auto repair and has HVAC, bath, electricity etc. which is very hard to find in the city.I plan on selling it as "Huge Shop/Apartment that has a House" - the shop can be converted to an ADU that would get about $1,500 a month or be used by a tradesman, or could be used for BRRR or converted for AirBnB. 

They do not understand the deal mechanics so they fumble a lot.Second, some really experienced wholesalers are really just sharks.

Are there any pieces of software that put some of the general property upkeep on a kind of auto-pilot (e.g. replacing fire extinguishers annually, replacing dated HVAC units, etc)? 

Also the building mechanicals are much more modern. 

It outlines the age of the different parts/mechanicals/ etc of the building and when they will likely need to be replaced.

You will see anything from outstanding HOA fees to mechanic liens to property line violations etc etc.

The tenant can setup recurring rent payments for specific day of the month, so their rent payment becomes auto-pay, just like utilities.

@Sterling Jaquith @Anthoney Hanks @Dawson Henshaw Section 121 exclusion, which allows for non-recognition of gain on sale of primary residence is actually far more valuable than 1031 exchange. 1031 exchange is only a tax-deferral mechanism, but Section 121 is a tax-elimination mechanism.
