As a lender I pay property taxes and tax liens off all the time; the taxing authorities just want to be paid; they’re not picky about whose bank account the money comes out of.

@James White-Young1) only someone with the legal authority to sell, can sell it…without probate no one will have that right.2) the sub2 “insurance” you speak of is a farce….read the terms more carefully, it’s not insurance, it’s a refinance, if you qualify for it.

If seller is willing, get a written agreement authorizing you to make specific renovations and what happens if Seller voids the contract, Buyer voids the contract, or whatever.

Not that you should keep them, but you could ask the local housing authority to raise the rent, mine just requires a simple form.

You could send them a friendly email and let them know that if they would like him to be an authorized occupant, he can submit an abbreviated version of your application so you can run a basic background check.

The HOA most likely has the authority to require the tenant be evicted by Owner, or may be able to do so themselves if Owner or their Rental Manager fail to act if they are in violation of the HOA rules.
