be careful in this arena, as a broker that played the foreclosure game starting in 2006, i found myself facing litigation several times when the sellers lender would not release for a short sale, or we were unable to get a second to release or take a loss. a couple times I had gotten letters from buyers attorneys claiming i did not properly represent the property, (never got sued they were frivolous attempts to push a hand)   but you could easily find yourself in court defending yourself.

But let her know about big issues, like a leaking roof, bad water pressure or insect infestations like carpenter ants and don't attempt to fix without permission.  

Lease-options are high risk and should not be attempted by a novice.

Just an FYI, the govt has as indicated that they intend to aggressively police attempts to circumvent the 10k limit through various techniques specifically including the utilization of business entity strategies.

I would like to attempt a turn around park but I have to build up to that level. if i can get a few smaller parks that a good revenue generators and then use them as leverage to graduate up to a larger park that would be most advantageous. 

She says that she attempted to refinance the bldg. but her bank told her no. 

Should mention I would obviously attempt to negotiate a lower price than asking.
