Sounds like Luxury Vinyl Tile (LVT) might be a good choice for your application.

For tenant screening... establish your rental criteria, tenant screening questions and use a good rental application that will get you the answers you need.

I've had lots of showings and met probably hundreds of applicants over the 5 years I've been a landlord. 

I have an applicant that is on military deployment oversees and his fiancee lives here.

Applicants with a criminal history come to mind.
