when i am speaking with someone over the phone i make a ballpark offer to them so i can see what we are working so i know if it is worth pursuing to check out the house and then i would crunch the numbers to make a real offer.whenever i make that ballpark offer, i am never even close to what they are asking. right now i send direct mail to absentee owners and am having no luck on the second mailing so far.

I would suggest you either prescreen people a bit over the phone before scheduling a showing time (asking questions about pets, income, and credit score eliminates 75% of the callers right there) and then confirming with them an hour or so before the showing (tell people if you can't reach them to confirm an hour before the showing time, the showing is cancelled), or, just publish a rental open house times like 7-9pm Wednesday night and 11-1pm Saturdays.

But a person that can't get their own credit through traditional means for this is probably not a secure enough risk for you to loan them money at *only* 8%.You would be much better off loaning that money out on actual projects where you can get security/collateral in the form of hard assets than in postcards, phone lines and bandit signs.Run, don't walk.
