So get this even though my  personal LLC is a licensed Developer with insurance and bond.. the home I bought and was working on in Salem in another of my 14 LLC's did not have the specific license even though I am the owner of that LLC and managing member that is licensed.. the actual LLC needs the license /  or you can skip that and be a GC.

Hi Wendy, those sites that say "We Buy Houses" are actually wholesalers as well and if you get a good enough deal they could buy it from you but it would have to be really amazing to have enough margin for both you and the other wholesaler.

@David M.I would strongly suggest taking some random listing or even the home you live in, and calculate the figures for what it would cost to remodel it like you plan to do for your flips.What I mean is calculate the square footage and go down to home depot and actually run the numbers on how much paint you'd need, flooring, cabinetry, etc.

The realtor's communication with this tenant does not seem to be helping. 2) If she actually moved in, it is 95% likely she may have additional tenant protections due to her age and medical condition.

I actually think the owner may be a mortgage broker by occupation, but that is unrelated to his ownership in the property, as I believe he purchased the home from his mother for $1 15 years ago prior to her death.
