The actual buying/closing with HUD wasn't an issue at all.

Give yourself realistic goals, maybe within a year or 2 you can do your next deal...Many research and talk about it and never actually do it, consider yourself in the game!!!

The moral of the story is that even if you buy high after some period of time, the damages are either not so bad or you actually come out ahead, but if you keep waiting on the market to drop like 2008 you may not have enough time left to take advantage of time

Actually, it seems beneficial to get them, but get good ones with the proper screening.
