In order to accomplish a good brrrr investment, will I be forced to seek out the core 4 and try to jump on properties as they hit the mls or before?

If you have a good paying job and can afford a new loan every year then you will obviously accomplish your task much faster than someone who is broke, or worse yet in significant debt.
