I don't think any of them will leave even with the scope of work we're trying to accomplish.

First off - I would create a scope of work and minimize what you do for this rehab.

Yeah, your problem is not about a recording.....you need to find a good General Contractor and get everything in writing in the Scope Of Work document attached to the Contract.

A few wholesaler lists I get e-mails from ARVs are way off, repairs are grossly under estimated, or they are way beyond the scope of what I'm comfortable with for a first fix and flip.  

Depending on the scope of the work, 6 months can be tight though, and make sure you pay it within the promo period because otherwise they charge you all of the interest back to the purchase date.

@Alan Quach Hi Alan, congratulations on expanding your scope to include ground up development.

Your best bet is to get one scope of work that you give to each contractor and get a their bids for the work.

Can you suggest some sample terms that you use re: schedule of disbursement of loan funds to contractor (ie setting timelines for scope of work completion), interest rates, up front fees, payback terms/conditions.Any reading materials or channels you would suggest to educate myself further?
