After I get list(excel spreadsheet) from assessor I will provide it to the recorder and they will provide a deed history on each property on a printed report.At this point I will have to go through the recorders report and eliminate the properties that have had a deed taken out in the past 12 years.

I would suggest that if you subscribe to the service, that you get the online version rather than the printed book version.
