Beyond that, it is a parallel effort of making sure you can take down the deal: read capital... read: access to equity and debt, and execute on the deal: interview and engage property management.  

I do vinyl plank all the time in my rentals here in Chicago, and although it is an amazing floor surface, it cannot stand up on its own if the subfloor is not good.

For my rentals, my two 17 year old have laid over 10,000 square feet of vinyl plank flooring. 

Both have their pros and cons but the the rules of engagement are different not to mention price point!

If you don't, he'll focus on the projects where the owner is more engaged and where he has a Scope of Work in place.  

This home is the highest sale in the neighborhood, but completely turnkey... which to me means new kitchen, granite countertops, vinyl plank and wood flooring throughout, finished basement, newer mechanicals, etc. 

Removed the old wood plank "sidewalk" & porch,; added concrete sidewalk and porch.
