Hey Scott, Thank you for your insight, I definitely want my focus to be the loan origination.

Minimum DSCR loans I've seen are $50K.

Right now there is 1 active, and 1 pending.A DSCR loan, while it works great in certain situations, the interest is much higher.

I could sell you a private lender loan with a buy back clause (we would buy it back if it does not pay off) that pays double digit interest. 

I financed a loan for a new investor who was like 27 once.

You can put tenants in the property and get a DSCR loan pulling out equity.

Loan agents, clerks in the title company, etc.  

Unless it’s a close family member or friend the rate would most likely be higher for a PML. you can get 100% of the renovation budget covered with a bridge/hard money loan.
