Yes you need to know and abide by the residential rental laws of the state of Washington.

Make sure you do it according to your state laws, most require a minimum of 30 days notice.

Flips are also difficult to do from out of state, although my brother in law was formerly an appraiser/inspector and is willing to be my “boots”.

There are consumer protection laws in place which says they do have to release this information to a Trustee or the heirs, but they will play dumb so they can rack up the late charges prior to giving you the payoff amounts.

I'm not sure about the tenancy laws in Tennessee, but you want to ensure you are not doing anything you're not supposed to.
