Help looking to purchase a new house

I am currently looking at purchasing a property as a residence (Lake property) in Tennessee. It currently has a tenant as the owner resides in Florida. Can I purchase the property and give him notice (90 days) to move out OR do I have to honor his current agreement and wait until his lease is up next August? Also the owner has offered the tenant cash for key but they aren't willing to move. Thanks in advance!
