In need of suggestions for General Contractors, Realtors, Wholesalers, Lenders (Hard/Conventional), Attorneys (RE/Contract), and Meet Up groups in the west Georgia area. 

With that, more receipts than I can keep up with paying and ensuring everything goes against the right GL and hasn’t been missed.Does anyone know of any software or app out there I can use for my maintenance crews to submit their invoices/receipts that will automate this more for us?

The property I am interested in has a PP of $285k and estimated rehab of $50k and an ARV of $420k.So 90% of purchase plus rehab is lower coming out to $301k.How much down payment would I need to come up with?

Originally she was looking for a company that would be able to meet her needs initially where she puts up the money to lend as well as brings in the borrower and uses said company as the middle man to structure the loan.

I am quickly realizing it's difficult to find 1) properties which meet the 1% test, and 2) properties which cash flow positive from year 1 (unless we increase our down payment from 3.5% to something much higher).I would like to get two pieces of advice from the Bigger Pockets community in Massachusetts.
