What quality are you looking for?

Would love for this property to pay its own way, and I'm thinking low cost membership may work with work from home people.  

The better question would be does anyone here know a good RE attorney that can help you craft a quality lease agreement for your area and situation.

We have great, low maintenance tenants, who we believe would likely sign for another year, if we don't decide to sell the property.

In general, I'd just posit that "deal source" should not be conflated with "deal quality".

You will want to do some research here and make sure that you are comfortable with the (albeit very low) risk of triggering the DOS clause that is in most mortgages. 

There's a high demand for a low inventory of single family fixers.  

Having said that, being that busy means higher commissioned sales are probably higher priority and submitting ridiculous low ball offers could be a negative on them considering experience.

Of course there's the rare unicorn mentioned above.Investing with low and no money down doesn't mean you can't have any money..
