It's a small island and inventory is low.

Is the market so saturated with investors/buyers that LI/NYC is no longer profitable for small investors, or have I been missing something?

When you say you found a few markets that cash flow well, are you talking about bigger macro-markets (like big cities) or random small markets outside of the big ones?

I put down a small down payment and then renovated a large part of the house out of pocket.
