For what it is worth I heard through a contact that the big institutional buyers (i.e. invitation homes, progress, etc.) have been targeting 5.2% cap rates on new acquisitions.

@Remington Lyman Here in Houston demand can be found in the city and most surrounding burbs, especially for families (schools are much better in the burbs) also, people are moving to the suburbs since more companies are instituting “permanent” remote work policies due to COVIDNo never purchased or even been to Columbus!

Larger institutional players are now doing build to rent communities as well.The financial modeling for these projects would need to be built custom for the specific use as you will have various scenarios to model like finished lot scattered infill, finished lot subdivision and raw land and or unimproved scattered lots.
