Best financial models for new construction development

Has anyone done or invested in syndication of BFR "Build for Rent" ? - developing new construction track home neighborhoods for rent instead of for sale. Are there any financial models out there for ROI when developing groups of houses at a time? How about refinancing after developing & renting, a la BRRR style?
