Just have insurance, perhaps also an umbrella policy, and be a good landlord and keep your property in good repair.The llc issue is posted almost everyday.

maybe post the pictures and address of the prop and what your asking rent is there are a lot of Memphis investors on this site and they could give you some feedback. sometime proforma rent rates are not reality once you close..
