For myself working with investors was easy becuase I simply shared my past house hacking experiences so I new the math around generating more business was getting in front of the correct people and being a guide for them.   

The idea is that the BRRRR properties would generate a paper loss yearly (with depreciation, etc.), would I be able to use the "loss" to offset any profit I make from a fix and flip in the same year?  

If you live in an area where those lists are getting hit hard with calls and mailings, the leads you generate through driving for dollars might be easier to land because they aren't getting that same attention. 

In a strong market with high demand for rentals, it may be easier to find a turnkey SFH to rent out the extra rooms and generate positive cash flow.

A lot of the paid lead generation platforms are not worth it. 

The inability to refinance into the same rate (or lower) and thus generate the profits they had anticipated will lead to the forced-sales of these properties, and in some cases, will come with substantial losses.
