I also wanted to add 2 storage sheds so that each unit has a shed they can store extra things inMy thoughts were that if we are adding features to the units/upgrades, does that mean we can charge higher rent (I was thinking $1350-$1500). 

Studying CapEx comes from experience, calling vendors and inquiring about pricing, and from going to the store and looking at costs for building materials.

With big stuff he goes and places the order and has me call to pay right away then they deliver like with box stores, or local stores will fill his orders and then I call and pay within the week.

But they're being rented at $1000 per side which I think is quite a bit below market, which can be a tricky conversation especially with recently enacted rent controls.

I moved here from Canada two years ago and left most of my cash invested in the market back in Canada since the CAD-USD conversion didn't make sense at the time since I will most likely end up back in Canada eventually.

We get the best tenants by hanging our 8 x 10 advertising on store billboards and this gives us the opportunity to target more-desirable tenants because we put our advertising on billboards at more-expensive markets where the undesirables don't shop.
