Yup and if you want to know what your worse day is.. just be a syndicator whose deal did not quite work.. and the lawsuits that follow.. bloody awful this is not a beginners go to boot camp deal.. these are unregistered securities and .. there is just so much more to it.those that are vertically integrated and have deep backgrounds in financial management  CPA Lawyer very experienced real estate operators I get that..

Your best bet is to consult with a lawyer in your state (and perhaps in the state you're going to operate in if you're going to be investing out-of-state) to help you work through the options and find what will best meet your objectives.I wish you the best of luck in your journey!

I still think it would be pretty distasteful to pretend one position and then take another, but the seller certainly has the ability to read (and have his/her lawyer read) the contract before signing.
