Am I missing something?

My asking price for rent is $270 less than what it will take to cover my mortgage.So, my question is, am I able to email back those interested parties and let them know we will be asking more for the house due to the level of interest? 

Am I wrong?

Am i allowed to kick their friends out even though the tenant allow them to stay?

Am I missing some important moving parts?

Am I missing something with a longer term outlook?

Am i looking at this the wrong way?

I looked on the tax records and it shows about $500 CDD fee for the original owners of the association.My question is, if they went bankrupt am I obligated to pay this fee?
