What DM Vendors do you use?

Having a vendor list to choose from would be smart! 

If you're new, I'd highly suggest looking for investor meetups in your area to network and link up with people with more experience that can recommend local vendors and lenders for your deals. 

I am an agent and vendor to our local REIA - UPstate CREIA.

I am certainly trying to delegate, but when I see a 50% mark up on pest control where the vendor didn't even get into every unit, a plumber charging for 2 hours when my cameras only show him there for 20 minutes, and not noticing a double in water usage from one month to the next, I have to be on top of the PM company.  

Many people in the area are employed by vendors of Wal-Mart (headquartered in Bentonville, AR).  

An insurance vendor can't collect or service a loan without proper license.  

The reality I ran into was that a rural homestead, assuming you're not living like the Amish, depends on tools and equipment, and equipment breaks down, and you can't grow equipment parts in the garden. 

I like to do the vendor liens as this gives me an additional monthly income and the possibility of the purchaser to default and I can reclaim and resell. 

To qualify for this loan I need home owners insurance but when speaking with a vendor they stated if the home is in rough shape (which it is) they will not even consider covering it.
