I've seen "bad" payments from IPN (Intuit Payment Network) and eRentPayment, but I've also seen (via collections as Interim Leasing Manager) fraudulent checks and counterfeit money orders.

Costs us nothing and if the tenant pays via ACH, it doesn't cost them anything plus it gives them the option of using a credit card to pay (with 3% fee to them).

Unfortunately that is the challenge with buying Multi Family via Non Performing Notes - if the property was generating cash the borrower would have done a modification already.
