A lot of wholesalers will do this already and refer you to a contractor that they have at no additional charge.I am not sure the exact business model you are thinking of here.

@Peter Bui I think you need to recheck your mortgage numbers and I would anticipate additional capex and repairs in this type of product and age of the triplex.
