Long Story Short I Find out that they Already Have an offer & "Possibly" have Accepted an offer (though i was told by owners brother i could still put in an offer, so IDK)My Questions are , if she has Accepted an offer on the property , But Feels my offer is More Attractive can She Change her Mind and sell it to me All Cash??  

Meaning if you are prepared and put in the work, you WILL find a deal because it's a numbers game.

The higher amount you put in escrow usually lets the seller know how serious you are about purchasing the property.Dealing with bank owned properties escrow required is usually $1,000 bucks.Dealing with private sellers you definitely want to try and minimize your risk by putting as least as possible in escrow.

Do most of you that do rehabs put in appliances all by the same manufacturer or do you mix & match?
