Bought my primary residence in 2019 and been practicing the BRRRR method (more or less, currently in the process of turning it into a short term rental here in the Santa Cruz, CA area.

I am trying to get a HELOC in place just in case of an unforseen emergency expense (AC, roof, hot tub etc) and I am a little confused on the process. 

Each company files their guidelines in each state that they write business so the CO guidelines for company A may be different then what they filed in CT so I cant suggest a company.  

Process has been relatively smooth so far.

So I know where to spend my money and not wasteAgain, I’m a newbie so just trying to do my homework and due diligence, Above was just my thought process and not be sunk in deep financially at the beginning.But if you could please give me a call and tell me what’s what.

Yes, go down and talk to you DOB (or whoever handles the permitting), and ask if they can tell you how many of the other inspections were actually completed on schedule during the building process.

I will probably end up paying it, or a portion of it, after speaking with him and his office about the nature of the bill and my reaction to it...and how this might affect our future business transactions.I learned valuable lessons during the closing process of the cheap little house we bought.

Any word of advice, experience or recommendations as I embark in this process?

Another issue is that out of state investors seldom bother to protest their taxes which is an essential part of the process each year...if you don't push back, that's on the investor.
