If the units are already rented out then you will have to find an lender that will give a loan based off of the rental income alone as your personal income wont be that large. 

After this I have another property that the tenant pretty much destroyed and needs about 30K to renovate and then sell. 

Your example is low though most wont like to lend that little.

Hello Hans,Right now its winter so as far as selling goes it is considered the off season so there wont be nearly as much on the market.

come from a position of strength ask for a POF if they wont send one they are not buyers.. so your not building a list of nobody's  its a belly to belly business. if your working a 9 to 5 then Sat should be the day to meet these folks in person if they will.I simply don't agree that tons of people are making a killing at Wholesaling.. do some do well yes. but I guess a killing is all relative... 50k a year could be a killing.

hi @London Robinson, that's great that you saved up 10k, I know in Cali wont take you that far unless if you analyze some great deals using biggerpockets calculators and present it to your potential partners or here...

Ive sued previous tenants for destroying homes but if this ever happens your typically covered by the homeowners/landlord insurance policy on the dwelling.
