I hope everyone is having a nice holiday rest.Going over my rentals for the season, it struck me that the major listing services (like VRBO, HomeAway, AirBnB, etc) are getting way too comfortable after having near control of the market for so long.

Hey BP and happy holidays,So I am really excited to buy my first investment property and I am currently trying to get pre-approved for a mortgage, so far I've been only in contact with quicken loans (rocket mortgage), they say I need to have 25% down (multifamily) plus about $10k for closing costs (quote: fees charged by fannie mae that can be another 3-4000). 

My husband brought up a great point, but haven’t researched it any further due to the holidays.

Winter in north Idaho on the lake isn't most peoples idea of fun (30 degrees, snow or freezing rain etc) so anything we made during the winter months was a bonus. 

Could be he's on vacation for the holidays or focused on spending time with family and friends right now.

I use Mailchimp to automate all my emails which include the following: > 1 Day prior: Winter road conditions (tells them to check for snow and road conditions during the winter season)> Day of Check In: Welcome email with tips on their check in and stay> Day of Check Out:  Thanking them and going over check out instructions the morning of check out> 2 Days after Check Out:  Review request. 

In addition, there is a massive difference between your $300/night regular Winter renter and a Super Bowl renter, so your logic could still hurt you. 

Electric in the summer and gas in the winter.
