Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!

Hello BP Pros,I am working on my first flip.We closed on Friday and expect a 5-8 week rehab and then to sell in July/Aug .

Make sure you introduce yourself to a few people every week to grow your network.I'm with @Ryan Swan on the cashflow challenge with small size real estate and would recommend scaling even higher right from the get-go since the numbers don't work very well in our experience before you hit the min. 65 unit mark (been there, done that).Send me a PM should you be interested in learning by doing mid-size multifamily apartment investing.

It might be a multi-unit, it might be a $300k house you can live in and flip, or it might be a $20k house in Gastonia that you can turn around for $50kIf you make one thing work for all situations, it likely won't work as well as something else could ahveI'd tell you to come here and attend some of the local real estate groups:  Hobby Millionaire, Charlotte Real Estate Investing, etc, REIA:  most of them have weekly and monthly meetingsI see every way people invest in Charlotte, as I do their real estate closings.   

Most sites have an 8 yard dumpster emptied weekly.  

My ultimate goal is to work 2 days a week by age 45!
