Keep in mind there will be less inventory though.I agree with you those are great times for me as well, February could also roll into March if it's a prolonged winter or bad weather.

They are great ankle support, strong sole so standing on a latter for hours doesn't hurt, durable leather, comfortable, ok weight, slip resistant tread that is great for walking or roofs, thick sole so you don't get nails piercing, toe protection and under $90.

Ive done collections for 16 years prior to now, so if she wanted your address, she could google you and within a few minutes find your address, so I'd just give her your address. she clearly is stressed if she has court issues. typically I like to take the path of least resistance.

The wood is ugly from weathering, it is literally falling down; a whole section of it loses attachment at either end, it has multiple patches from holes at the bottom.

I believe they've done studies on this and this is the cheapest time of year to pick up property I think the peak is Dec 21 or so but I'd have to look, you are already at an advantage due to low competition from the holidays and in certain areas the weather, as well as it being the middle of a school year.

We are a big state and the other side of the Rockies is lovely with less congestion and better weather... except for the ski towns, generally prices are better here too and there is still a need for rental housing.
