I have a free and clear duplex I bought foreclosed for 22k plus a state weatherization program paid me back for extensive weatherization so we have 33k into it, own it free and clear and it cash flows around 7-8K per year.

I use REI Guard for all my properties but they only cover typical losses due to acts of God, weather, the usual, etc.  

I suggest asking your agent what the rule is about withdrawing a listing and resisting it as new.
