Grab numbers for the following items and figure out how much your monthly costs are going to run:TaxesSewer and WaterTrashHeat/UtilitiesHOACap Ex and Ops (this is the number you'll use to pay for future expenses, roofs, furnaces, light bulbs, etc)InsuranceMgmt Fee (as a %)Vacancy (as a %)

The best sites cited above are light on fees because they're not playing the role of intermediary.

BBB complaint, bad review on Angie's List and HomeAdvisor, similar things like that should do him some damage and warn future prospects away.
