There is also a hospital, large grocery chain warehouse, only school system in the county so there are people with money who would be willing to pay a premium price for a nice place to live.

If everything checks out, then building some smaller 2500 sqft-10,000sqft warehouses with some office space could be a good fit for the area.

I have the opportunity to refi two warehouses appraised at $1M and pull $800k in cash out at 3.34% for 15 year fixed (no balloons, ~$5k in closing costs). 

Purchase price: $175,000 Cash invested: $275,000 Sale price: $730,000This was an abandoned hardware store.

I dont know where you live but in buffalo new york unemployment was at an all time high and stores and businesses continue to shut down on a daily basis.

If people can't afford to buy food, they don't pass a law requiring grocery stores to give it away free.
