Apps/systems are great if you're somewhere in the middle, don't have the margin to cover the 8-10% of gross income + 1 month leasing fee, are a control freak that wants 100% visibility/control over your investments, or are a "systems" type investor who relishes operational efficiencies.

Start putting your systems in place to purchase at a great Purchase price, rehab, CCC (Closing Costs and Commissions) then build in a profit for yourself (10% of purchase price.)

There are ways to get around permitting when you go to rent out your home and from what I know, zoning/permits are a complaint-based system.
