Like everyone said the podcast are like gold particularly the ones from Brandon Krieg and Mike Summer who are two investors here in Michigan as well. 

From that, each partner can deal on equal footing as they are both on the loan or at least both will guarantee the loan.Then, by eliminating one feeling like "If it weren't for me, you wouldn't have a deal" you can then address other issues like who does most of the work or what ever you may have to deal with.I'd say, unless you are related and sometimes even then, if one partner feels as if they are the deep pockets they will tend in cases to assume control if both have similar knowledge, you'll find many times of getting into the golden rule, he who has the gold makes the rules, almost human nature.

Anyways, we're probably on the verge of some new regulations, and it's probably for the better, but this little mini gold rush hasn't been boring. 

Working hand-in-hand with townships is very vital to any property management company in NJ (especially when you get into the smaller townships). 

just remember ... numbers don't lie  and like Greg said "for the right price" but if its that high in meth, then you want to buy it so low in price that you can do a "total" rehab on property... got to be worth its weight in gold just remember investing is a turtle race.. take your time and buy right and buy smart
