You don’t want to show up to closing expecting to see fully filled out forms only to see that the tenants didn’t sign half or any of them.Many times sellers will drag their feet on doing it, under the excuse that they don’t want to bother the tenants signing it if the sale isn’t going to go through, and that’s a fair point, but after you’ve gotten through inspections and mortgage approval they have no excuse.Insist on getting all those Confirmation of Rental Terms or estoppel certificates in your hands, and verify they’re completely filled out by seller and tenants, before you agree to a closing date - otherwise you will likely have a surprise on closing day with the seller saying they couldn’t get them all filled out because XYZ.Also make sure to get full contact info for all tenants.

You might feel better after.And yes, mastic over Ditra is a huge no-no (longtime Schluter fan here).Here are some of the takeaways...not rookie mistakes, but learning moments aka opportunities for improvement:-Trust but verify = During any remodel effort, check-in frequently - daily or 2x daily depending on the speed of the work.

It's also important that the seller verify the zoning of the property, especially since you have a storefront and coach house.If you had the seller complete repairs, you should receive invoices or receipts for repairs that were completed.
