I thought I will go ahead and refinance it to 15 yr, based on my calculations at the available percentage rates and how much % rate I can get approved at (based on my credit history), with 15 yr fixed, I would pay about couple hundred more each month compared to my existing loan.With that said, my questions are:1.

It comes at variable interest rates (typically prime lending rate plus same small percentage, so if the prime rate goes up, then your interest rate goes up.

The capital gains generally tends to be higher in more desirable areas, especially where land is limited.So as an investment, a low yielding piece of real estate dis not always completely irrational as an investment and personally, I am a strong believer that in todays market with so much information at our finger tips, prices and percentage returns and yields tend to be a good reflection of risk.Just my opinion base don my investment style.
